What is sealcoating?

Sealcoat material consists of either asphalt cement mixed with fillers, water, emulsifying agents, and/or additives, or coal tar. Applied in two thin coats by either squeegee and/or spray, sealcoating helps prevent surface agents such as salt, oil, water, and UV rays from entering the sub-base of your asphalt. This helps to extend the longevity of your parking lot, which will keep your maintenance costs to a minimum.

Sealcoating must be applied when surface and air temperatures are above 50 degrees. It is best to apply during the spring, summer, and fall months, although it is possible to sealcoat year-round in states like Florida, Texas, and California.
